Let's Analyze the typical business models of real estate brokerages in NYC

About a year ago, I started investigating how all of the Brokers in New York City operate. You see, up until that point, I ran my brokerage from the perspective of a real estate investor, who had been in the business for over 12 years and had dealt with hundreds of real estate agents. Things have been going very well, but there was a need for improvement, I'll explain.
Most of the time, my experience with real estate agents as an investor was less than satisfying.
Typically, many of them were overly pushy, not very knowledgeable and were concerned with one thing only: their paycheck. From my experience dealing with these hundreds of Agents, I realized most of the people in the business just aren't successfull.
They may make a living for a year or two or work part-time, but by resorting to short term thinking and "closing techniques" they don't build any long-term business. This was my experience with the agents I met for over 12 years.
Occasionally, throughout my years as an investor, I ran across a successful real estate agent who cared about what I wanted, took the time to work with me and usually these people got my business.
So when I started my real estate brokerage back in 2005, I took all of my years experience of what I didn't like about other real estate agents and added how I wanted to be treated personally, and I tried to instill these principles into the Agents who worked with me.
As with anything, a lot of things worked, and some didn't. My biggest issue was with Agents getting what I like to call "Big Check Disease." This is when they start making more money that they did anywhere else or in their previous jobs, and they started getting greedy. They started thinking it was entirely them, and not because they were part of a winning team (even though 80-90% of the listings they were working on were house listings).
This was all part of a bigger problem with Egos. One way this shows up is in the previously mentioned "Big Check Disease."
The 2nd way Ego would show itself was when someone couldn't sell much. They start looking around at the people they work with and blaming them (which basically means, blaming me). They refuse to accept that they are 100% responsible for their success in life. The grass is always greener somewhere else.
Sure, it matters where they are working and the support they have, but as you will see, we gave them the best support and education possible.
The best salespeople I have found, and what I have researched from top salespeople in the world, have a mix of Ego and Empathy. THey do want to succeed and pride themselves on being successful but they also understand their clients and sympathize with them. They are aggressive but not to the point that they come across as overly pushy. They understand they can always improve and don't take it personally when they make a mistake or need to learn something.
Empathy is being able to put yourself in the shoes of your client so that you can understand their concerns, fears, needs and dreams. This is harder than it sounds.
This is basics and needs much more explaining but what we try to do at Leiter Realty is work with people on becoming superstars, and understanding Ego and Empathy is the basics.
For me, the goal is to find those people with a good mix of Ego and Empathy, who are committed to building a long-term successful career, and who have the mindset of long-term success and not short-term thinking and bad habits. Success in life rarely comes from short-term thinking.
I know that some people have immediate needs to earn money today. That opportunity exists but to build long-term success, you need to be able to have a stable financial situation already or do things to stabilize it while you build your career in real estate sales.
The bottom line is very few people know how to achieve a high level of sales naturally. It takes work and having a good coach.
The highest moneymakers and producers in Real Estate do certain things that aren't taught by any of the training programs that I have researched out there.
The only way you can learn the top-producers skills is to work with someone who knows them.
Think about it, if they were teaching you the skills of top producers at every brokerage, why would so many people fail in the business?
The truth is that at most real estate companies, especially the bigger well-known brokers, you are taught by people WHO ARE YOUR COMPETITION. The Brokers in the office are competing with you and if they know things about how to make money, they are unlikely to give away all of their secrets.
The other thing that they teach is the facts of the business. By this I mean, they teach you details about real estate. What is a co-op vs. a condo. What is the closing costs. What is the process of listing a property.
OF COURSE THIS IS IMPORTANT, but this is the "Facts" and it doesn't get to the core of why people buy, what motivates people to take action, why some people succeed and some don't. Just knowing the FACTS, will NOT make you successful on it's own
MY BELIEF IS THAT ANYONE CAN BE TAUGHT THE FACTS OF THE BUSINESS AND MOST PLACES YOU CAN BE TAUGHT THIS, BUT THE TRAITS THAT MAKE SOME PEOPLE EXTREMELY SUCCESSFUL WHILE OTHERS STRUGGLE ARE LARGELY A MYSTERY OR ARE NOT SHARED WITH YOU AT MOST FIRMS.

Our office is located on Grand Street, where within a block of the office, there are a dozen or more of the coolest Williamsburg restaurants, bars and shops including Fiore, Bozu, Maracuja, Lodge, Walter Foods, Clem's, Larry Lawrence and many more. Even british designer Paul Smith is on Grand Street. He has a store 2 doors down from the office. Time Out mentions Grand Street as the new place to be in Williamsburg. We often get together and go out for bowling, dinners or bar hopping. We work a lot, but we like to have fun too. This is important to us.

Leiter Realty has many exclusive listings that are available for salespeople to work on immediately. We are actually turning away business recently. We offer an opportunity to learn and earn as soon as you come in. In fact, you will be thrown right in the water and there is no need to sit around and wait to make money. Also, unlike many big brokerages with several listings, ours are actually assigned to a salesperson so you don't have many people in one office showing the same so-called "exclusive" listings. We also don't hire by "cattle call" meaning we are very selective and we don't hire a lot of people to see who makes it. We don't play the "numbers game" of hiring. We care about how much your make, your career, and your future and we want to work with you for a long time.
